The property is shown to a handful of qualified parties, each of whom has been vetted before the address is disclosed.

How the quiet market actually works

When a rare property becomes available, the owner will not wait for a committee.

Discipline matters just as much as speed. The absence of a public asking price does not make a property cheap, and it does not make it good value. We underwrite off-market opportunities exactly as we would any other: independent valuation, title verification, structural and technical review, and a candid view on resale. A quiet purchase should survive loud scrutiny.
